Information on challenging your RV, reporting property changes to us and how to safely find a rating agent

Do you think your Rateable Value (RV) is wrong?

If you are concerned that your business rates may be incorrect, you can check the information the Valuation Office Agency (VOA) has used and let them know if something is incorrect using this guide.

Rating Agents

You do not have to have a rating agent when dealing with the council or the VOA. Appeals to the VOA can be made free of charge. However, if you do want to employ an agent to do this for you this government guidance may be of help:

Has your property physically changed?

If your property has been made bigger or smaller, or if part is now used by someone else, this can affect how much business rates you’ll need to pay. 

The council has a duty to report changes to business properties in Wolverhampton to the VOA. Informing us of changes to your property helps us keep them up to date and means your bill can be accurate at the earliest opportunity. This does not remove your right to put in a Check, Challenge, Appeal to the VOA

If you tell us about a change to your property, we will report it to the VOA. They review the reports and decide if the RV needs to be changed. The more evidence we are able to give them, the quicker they can make a decision. Due to a backlog their decision can take many months. To check on the progress of your case please contact them directly as we are unable to provide updates once reported. If they agree to amend your RV they will notify you in writing and inform us. We will then send out a new bill showing how much you now need to pay.  

These changes include:

If your property has got bigger: If you have done building work to increase the size of your property, please let us know using the online form at the bottom of the page. We may need to send out one of our visiting officers to view these changes before we report them to the VOA.

If your property has got smaller: If you have demolished or removed part of your property, please let us know using the online form at the bottom of the page. We may need to send out one of our visiting officers to view these changes before we report them to the VOA.

If part of your property is permanently unused, has been returned to the landlord or let to someone else: If the property has been split up and you are now only using part of it, we may need to report this to the VOA so it can be valued as more than one property. Please let us know using the online form at the bottom of the page.

If part or all of your property is now domestic: If you have changed the use of part or all of your property so it is now being used as someone’s home, please let us know using the contact form at the bottom of the page.

If you occupy more than one property and want them valued as one property: If you take on extra properties that are attached/next door to each other or have already got properties like this, it might save you money on your bill to have them valued as one property. This does not have to be an entire building and can be just rooms or a floor of a building. Please let us know using the online form at the bottom of the page.

If your property needs extensive repairs: Please see the government guidance. In this circumstance it is best to report it to the VOA yourself, but we ask you keep us informed using the form below.
