Planning permissions for i54

Outline planning permission was granted for i54 in March 2007.

Planning permission for the site is subject to a number of conditions controlling the type and amount of development, and requiring the submission of further details of the development for approval by the local planning authorities.

Requirements

A key requirement is that only a small part of the site (Phase 1 comprising up to 15,000 square meters) can be built and occupied prior to the construction of a new access to Junction 2 of the M54 motorway.

New access was the subject of a separate detailed planning permission, also granted in March 2007.

Section 106

The outline planning permission is also subject to a ‘Section 106’ legal agreement that specifies a number of required planning obligations including the following:

  • The improvement of highway junctions at Wobaston Road and Stafford Road
  • The provision of bus services or enhanced existing bus services to serve the development
  • Coordination of Travel Plans for businesses occupying the development
  • Provision of a network of footpath/cycleways on the site
  • Improvements to the towpath along the Staffordshire and Worcestershire Canal
  • Recruitment and training initiatives
  • Nature conservation compensation areas at Upper Pendeford Farm
  • Provision of public art works.
